Hutcherson § M.A. Baird have this day bargained and sold, and do hereby transfer and Convey to D. J. Hutchison and his heirs forever for the Consideration of Two hundred and Sixty (260) Dollars to me paid in hand the receipt of which is hereby acknowledged a tract of land in the State of Tennessee, Gibson County, and District Number Twenty One (21) Containing thirteen (13) acres be the same more or less, and bounded as follows Beginning at a poplar on the South East Corner of H.W. Grier's tract of land running thence North with said Grier's East line fifty two poles to a stake on the South West Corner of R.E. Bairds land running thence East with said Bairds South Line forty (40) poles to a stake with peach tree pointers thence South fifty two (52) poles to stake, on the North line of D. J. Hutchisons land running thence West with said Hutchisons North line forty (40) poles the the beginning To have and to hold the same to the said D.J. Hutchison his heirs forever having a lawful right to sell and Convey said land. I do Covenant and bind myself my heirs and representatives to warrant and defend the title of said land to D.J. Hutchison his heirs and assigns forever against any claims that may be made to it by any person. Baird, with whom I am personally acquainted, and who acknowledged that they executed the within instrument for the purposes therein expressed. And Mary A. Baird wife of the said Wilson Baird having appeared before me, privately and apart from her husband, the said Mary A. Baird acknowledged the execution of the said Deed to have been done by her freely, voluntarily and understandingly without Compulsion or Constraint from her said husband and for the purposes therein expressed.
